Property prices in Mauritius

Knowing realistic price ranges is essential before buying or investing in Mauritius. Differences between the North, West, Centre and South remain significant, as do those between apartments in residences and villas with pools.

The figures below are indicative 2026 ranges, based on observed listings, portal indices (PropertyCloud, LexpressProperty and market analyses) and on-the-ground feedback. They are not notarised transaction prices and should be read with caution: listing volumes, standing and real liquidity vary considerably from one area to another.

1. Methodology and limitations

Prices shown on portals often mix:

  • properties eligible for non-citizens (PDS, IRS, RES, Smart City, G+2) and the local market,
  • developer listings and resales,
  • new and older properties,
  • very different sizes and specifications.

An “average price” can therefore be pulled upward by a few ultra-prime villas or downward by a large volume of smaller apartments. This is why we favour ranges by property type and major zone, rather than a single national average.

The USD 375,000 threshold remains the classic entry point for a non-citizen seeking a residence permit through a property in an approved scheme.

2. Ranges by major region

North (Grand Baie, Pereybère, Trou aux Biches, Mont Choisy, Pointe aux Canonniers)

The most sought-after area for expatriates and investors focused on liquidity and lifestyle.

Property type

Indicative range (USD)

Observations

2–3 bedroom apartment

250,000 – 550,000

Secure residences, sea view or lagoon proximity

3-bedroom villa with pool

450,000 – 1,200,000

Strong demand

4-bedroom+ / premium villa

900,000 – 2,500,000+

Waterfront or high standing

The North concentrates a large share of transactions eligible for foreigners. Prime prices per square metre often fall in elevated ranges (order of magnitude €3,500 – €5,000/m² depending on source and standing).

West (Tamarin, Black River, La Preneuse, Flic-en-Flac)

Lifestyle and family-oriented area, highly popular with active expatriates and families.

Property type

Indicative range (USD)

Observations

2–3 bedroom apartment

220,000 – 500,000

Residences and G+2

3-bedroom villa with pool

Tamarin particularly dynamic

4-bedroom+ / Black River

800,000 – 2,000,000+

More exclusive setting, marina, nature

The West has seen sustained growth in recent years. Tamarin and Black River often sit at levels close to the North, sometimes with a slight price advantage on equivalent properties.

Centre (Moka, Ebène, Quatre Bornes, Curepipe, Floréal)

More accessible market, oriented toward local families, executives and some expatriates prioritising schools and services.

Property type

Indicative range (USD)

Observations

2–3 bedroom apartment (Smart City / G+2)

150,000 – 400,000

Moka and surroundings

3–4 bedroom house / villa

250,000 – 700,000

Varies according to standing and location

Prices per square metre are generally lower than on the coast. The Smart City effect (Moka) nevertheless pushes certain developments upward.

South and East (Bel Ombre, Le Morne, Beau Champ, Belle Mare…)

More selective supply, often oriented toward the high end and integrated estates (golf, resorts).

Property Type

Indicative Range (USD)

Observations

Villa / residence in an estate

400,000 – 2,000,000+

Bel Ombre, Anahita and equivalents

Apartments / smaller lots

Variable, often from 300,000+

More selective liquidity

These areas offer a quieter and more exclusive setting, with generally lower liquidity than the North or West.

3. Critical Reading of Prices

Several points should be kept in mind:

  • Listings are not transactions. Asking prices can be 5 to 15% above actual signed prices, depending on the property and timing.
  • Volume matters. An area with many listings at a given price level does not have the same meaning as an area where only a few ultra-prime properties pull the average upward.
  • Property type changes everything. A G+2 apartment is not comparable to a PDS villa with services. Ranges must always be read “on an equivalent specification basis”.
  • Eligibility for non-citizens strongly influences price. Properties outside EDB schemes are in principle not accessible to foreigners.

4. What these ranges mean for the buyer

For a non-citizen, a realistic budget most often falls in the following brackets:

  • From USD 375,000 – 450,000 for an entry-level apartment or villa in an approved scheme allowing a residence permit.
  • Between USD 500,000 and 1,000,000 for a correct-standing 3-bedroom villa in the North or West.
  • Above USD 1,000,000 – 1,500,000 for the premium or ultra-prime segment.

These orders of magnitude make it possible to filter listings quickly and avoid wasting time on properties outside budget or outside the legal framework.

5. Recent trends and outlook

In recent years, the North and West have recorded the most visible increases, driven by expatriate demand and the relative scarcity of quality coastal land. The Centre remains more accessible and continues to structure itself around Smart Cities. The South and East retain a more exclusive positioning, with lower volumes.

Registration duties and payment rules (85/15, the USD 750,000 threshold for local financing) influence the overall cost of acquisition and, indirectly, the purchasing power of certain profiles.

Frequently Asked Questions on property prices in Mauritius

What is the average price of a villa in Mauritius in 2026?

There is no single average price. In the North and West, a 3-bedroom villa with pool most often falls between USD 400,000 and 1,200,000 depending on location and standing.

Where are prices highest?

Generally in the North (Grand Baie and surroundings) and in certain parts of the West (Tamarin, Black River), as well as in ultra-prime estates in the South and East.

Can a non-citizen buy below USD 375,000?

Yes for certain G+2 apartments or specific properties, but the USD 375,000 threshold remains the classic reference for obtaining a residence permit through an approved real-estate investment.

Are listed prices negotiable?

Often yes, within a range of a few percent, especially on the resale market. On new developments, the negotiation margin is generally more limited.

How should these ranges be used in practice?

They serve as a budget and area filter. A property-by-property analysis (specifications, service charges, liquidity, legal framework) remains essential before any offer.
